Why Searchers Target Excavation
It is the heaviest of the build and finish trades and the numbers say so: gross depreciable assets run about a third of receipts, roughly double every other build-and-finish trade, and average receipts per establishment are near four million dollars. That combination is unusual for a searcher target. There is real collateral behind the loan, the work is a scheduled input to somebody else's construction, and the barrier to entry is the iron and the operators who can run it, neither of which a competitor assembles in a season.
What the Market Pays
Sold listings in heavy construction ran 1.82x to 3.27x owner earnings across 2021 through 2025, with the middle at 2.50x and a five-year average of 2.71x. Sold listings averaged 2.94x in both 2024 and 2025, the highest of the five years. Median sale price was $945,541 on median revenue of $1,973,208. Read that band knowing what it covers: the same class carries large commercial, industrial and municipal general contractors, so it is broader than a searcher-scale grading shop, and no second publisher prices this trade at all.
Two Licenses, and Neither of Them Transfers
In California the work splits between an earthwork and paving classification and the broader engineering license above it, and the choice decides what the company may bid. An awarding authority may not give a prime contract to a specialty contractor whose classification is less than a majority of the project. Nevada makes excavating a subclassification of its general engineering license and puts a monetary limit on the license, the largest contract its holder may take for one client on one site, set after weighing the applicant's finances, experience and character. Florida licenses underground utility work and does not license plain grading at all. Texas licenses none of it.
A Fifth of the Work Is Government
Twenty-two percent of this trade's construction work is on government-owned projects, the highest share of any build and finish trade by a wide margin. Federal construction contracts above one hundred fifty thousand dollars require a performance bond and a payment bond before the award. Bonding is part of the credit here, not a detail: a surety underwrites the indemnitors and the balance sheet, so new owners are new indemnitors, and a buyer who cannot be indemnified onto a comparable program loses the public backlog on day one. Federal contracts also carry a differing site conditions clause, which pays for ground the borings did not show only when the crew gives written notice before disturbing it.
What to Verify in Diligence
The equipment list is the balance sheet in this trade, and the damage history is the operating record. Both are documents somebody already has.
- Every machine by year and hours, owned, financed or rented, with the payoff on each note
- Utility strike history for three years, with the claim, the cost and who paid it
- Open stormwater permits by site, and who is named as operator on each
- The written trench protective-system decisions and who the competent person is on each crew
- Bonding capacity today: the single-job limit, the aggregate program, and the surety's name
- Fill records for three years, showing hauler, generator, origin, weight and date
- Deep cuts beside buildings, the lateral support notices and any neighbor claim
Financeability Notes
This is an equipment deal and a lender will treat it as one. Capital expenditure runs about 3.5 percent of receipts, machinery rental 2.5 percent, and fuel and electricity 5.5 percent, all the highest of these trades. The agency may also require professional appraisals of the assets, which makes the orderly liquidation value the floor the whole structure sits on. Working capital swings with the thirty percent of revenue that arrives as a subcontract from another contractor and is paid on that contractor's cycle. In Nevada the license's monetary limit is re-underwritten off the buyer's financials, so a thinner balance sheet can shrink the size of job the company may legally bid the week after closing.

The multiples above are quoted on SDE, which adds the owner's pay back into earnings, so they hold only if you do the owner's job. Hire someone instead and the going rate for the role comes back out. For this trade that is usually the lead who runs the trade crews, paid a median of $79,920 a year nationally. Subtract it from SDE before applying any multiple, because at a 3x multiple that wage also takes about $239,760 off what the business is worth to you.
