Definition

The local permission that limits how many rooms may be let, and may not survive a sale.

Why It Matters

The room count is the revenue and in most towns it is a permission, tied to zoning, parking, septic capacity or an owner living on site, and permissions do not always survive a sale. A buyer who assumes the rooms come with the house can close on a smaller business. Ask for the permit itself, what conditions it carries, whether it transfers, and what the neighbors said last time it came up.
