Lease assignment

The landlord's transfer of the seller's lease to the buyer, usually requiring written consent that the landlord has no obligation to give quickly, cheaply, or at all.

When the location is the business, this third party can kill the deal or reprice it late; make consent a closing condition and start the conversation the week the LOI is signed.
