A home the park itself owns and rents, distinct from a resident-owned home on a pad.

Why It Matters

Park-owned homes blend a landlord business into the land business: their rent includes the dwelling, so it comes with maintenance, turnover, and depreciation that pure lot rent never carries. Underwriting separates the streams, lot rent priced on the park's lens, home rental priced like the rental housing it is, because a listing that blends them overstates the durable half. Read the POH count, their condition, and whether the seller's plan was converting them to resident ownership or accumulating them.
