StorageMart
The Firm
StorageMart calls itself the largest privately owned self-storage company in the world, and its own releases put numbers behind the claim: roughly 354 locations across three countries, more than 25 million square feet, 236,000 storage units, and over $10 billion in assets under management. It runs from Columbia, Missouri, and in New York operates the Manhattan Mini Storage brand, a name that has been in the city for over fifty years.
The buying ranges from headline to searcher-sized in the same quarter. In January 2026 it closed fifteen New York City properties totaling 1.3 million rentable square feet, the second-largest self-storage transaction in the city's history; six weeks later it bought two facilities in Springfield, Missouri, totaling about 81,000 square feet, the size of deal an individual buyer would otherwise chase. It also runs a third-party management arm, so an owner who will not sell can still end up operating under its systems.
For a searcher the read is sober: in storage, the other bidder is often a ten-billion-dollar balance sheet that publishes its confidence in the sector's demand fundamentals. The openings are the markets and deal sizes below its attention, and the exit story is real, because a stabilized facility in a market it wants is exactly what its acquisition team exists to buy.
What It Buys
Columbia, Missouri. Self-storage facilities and portfolios, from two-property deals in Springfield to the second-largest storage transaction in New York City history, which makes it the ceiling-setting bidder in any market it enters.
