The Firm
Andover Properties is a private real estate firm founded in 2003 by Brian and William Cohen and run from New York, with offices in Miami and San Francisco. It invests across alternative real estate, including manufactured housing, RV parks, small-bay industrial, and car washes, but its largest platform is self-storage, operated under the Storage King brand.
By its September 2026 count the self-storage portfolio spans more than 15 million square feet and 100,000 units across more than 175 facilities in twenty states. Andover grows it by acquiring individual facilities and small portfolios from independent owners, folding them into Storage King with its own management and capital. It builds regional density: in North Carolina alone it reached its seventeenth location in 2026.
For a searcher looking at a single storage facility, Andover is the kind of buyer already active in the same local markets, and a plausible eventual exit. Its recent purchases, from a 487-unit site in Garner to another in nearby Cary, are the owner-operated facilities an independent buyer would also bid on, so its density in a metro signals how much competition to expect there.
Read again in September 2026: four more purchases since Cary, three of them self storage in Massachusetts and Colorado and one an industrial property, each release printing its own day under a path dated a day or a month later. A lending arm now writes acquisition loans to other storage buyers, which is not a purchase.
