The Firm
Founded in 2002 and run from Ocean City, Maryland, Blue Water describes itself in three disciplines, investing, developing and managing, and says its portfolio spans more than sixty destinations from Maine to Florida and west to Louisiana and Tennessee. The mix is RV resorts, campgrounds, glamping sites, hotels, marinas and attractions, which is a wider spread than most buyers a searcher meets in any one of those trades.
THE DISTINCTION A SEARCHER HAS TO HOLD ONTO IS OWNED AGAINST MANAGED. Most of those sixty destinations are third-party managed for somebody else, and its own press index carries far more management partnerships than purchases: fifteen properties under one agreement, four RV resorts under another. So this firm can appear on either side of a searcher's deal, as the competing bidder or as the manager the seller already employs, and which one it is changes what a conversation with them is worth.
What it buys is single properties at the size a searcher buys, which is why it is here rather than on the list of institutions that trade portfolios. A KOA campground in Summerton, South Carolina came with four million dollars of planned upgrades; two Delaware marinas came together in one release, one of them with a two million dollar renovation begun on acquisition. Its CEO is named on those announcements, and the firm publishes them on its own domain with a dated dateline in the first line.
