Why It Matters

It is how the business enforces payment, and the cadence of it is a direct read on how much billed rent is real. Ask for the delinquency report and the auction history together: a facility running frequent auctions is either lax about collections or serving a tenant base that cannot pay, and those need different fixes. The process is also state-specific and unforgiving on notice periods, so an operator who improvises is carrying a legal risk.
