The Firm
UMH buys a community at a time and says how big it is, which is what makes it readable at all. Its July 2025 purchase was two adjoining Maryland communities for $14.625 million together, one of 142 sites and one of 49, and the same release counts four communities and 457 sites closed year to date.
THE SMALL HALF OF THAT IS THE PART A SELLER SHOULD READ. A 49-site community sits inside the range a self-funded buyer looks at, so a listed REIT is not only an exit here: it is a competitor for the same deal, bidding with a cost of capital an individual does not have.
It says what happens afterwards in its own words: it will implement its typical business plan, which it describes as growing occupancy rates and property-level value. Its quarterly update counts 3,200 vacant sites and 2,300 acres of undeveloped land across the portfolio, so what it is buying is room to fill rather than a stabilized income stream.
And it bought next door. The release says the two Maryland communities adjoin a community UMH already owned and that this will create efficiencies, which is the tell for how a REIT picks: a park with no neighbour in the portfolio is a different conversation from one that rounds out a cluster.

Freehold, New Jersey. A listed manufactured housing REIT that buys whole communities rather than portfolios, names each one and its site count in its own release, and keeps operating them.
