Evernest
The Firm
Evernest is a national residential property management firm founded in Birmingham, Alabama in 2008, focused on single-family houses, condos, and small multifamily buildings. It runs a boots-on-the-ground model with in-house maintenance and its own technology, and it has grown largely by acquisition, buying more than forty local property management companies across the country.
By late 2025 it managed more than 20,000 homes across over fifty markets. It funds the roll-up with outside growth capital, including a $15 million round announced alongside its 2025 purchase of the Cupertino-based manager Poplar Homes, which took it nationwide and added West Coast markets where it had no presence.
For a searcher buying a single-family rental management book, Evernest is both the competitor already consolidating the trade and a natural buyer at exit: its deals are exactly these owner-run local firms, from a hundred-home book in Tampa to established managers in Colorado, Georgia, Arizona, and Missouri. A seller keeps serving the same doors under Evernest's brand and systems.
What It Buys
